Construction Manager/Senior Project Manager

Experience: 14+ years experience in execution of high rise residential/township projects in Real Estate/Construction Industry.

Mivan shuttering experience is mandatory.

JOB DESCRIPTION: 

  • The position is in charge for implementation for the project(s) in the region to ensure timeliness and quality of construction and MEP activities. This is done through:
  • Tracking , monitoring and coordinating on-site activities for projects with Project Management Consultants/ contractors
  • Driving adherence to the project plans, product design and quality norms
  • timely resolution of issues
  • Implementation of all quality and safety initiatives at given location 
  • Tracks spends against allocated project budget
  • Certifies the bills of consultants
  • Follows up with Contacts and Accounts to ensure that the payments to consultants are made in a timely manner
  • Prepares Requests for Proposals for services that need to be outsourced locally such as  electrical, civil, mechanical and services
  •  Identifies suitable vendors for various contracts
  • Conducts a comparative analysis of shortlisted vendors and makes recommendations
  • Provides inputs on Services design (MEP) to Design team at concept design stage
  • Prepares detailed project plan for the project basis the macro plan prepared by regional  head in coordination with the project management consultants
  • Conducts weekly review meetings with Contractors / Project Management consultants on  work progress, construction schedule, design or quality issues
  • Identifies issues hampering project progress
  • Resolves project related issues or bottlenecks
  • Follows up with the project management consultant on schedule of materials required
  • Coordinates with Contracts for fulfillment of material requirements for first class items
  • Coordinates with Design and Regional Head on selection of fittings (if required)
  • Tracks and monitors progress of construction activities with respect to final drawings, design, construction schedule and budget
  • Conducts daily meetings with team members to discuss progress and issues
  • Monitors quality of work by conducting visual inspections on a regular basis and scrutinising reports from PMC consultants
  • Prepares monthly report on Project updates
  • Provides project updates to Accounts and Sales team for generation of customer bills
  • Adheres to project timelines
  • Identifies processes/procedures in own work area that need improvement
